While your condo is entirely private, you'll encounter other resort guests in the common area.
This home is professionally managed by the Tampa Vacation Collection, a 24/7 premium vacation rental management company.
We're available at all hours, every day of the week.
When you book, you'll be contacted by our 813 concierge number.
This number is monitored 24/7 by our staff and is the best means of communication including for receiving instructions.
Prior to booking, we ask that you review our entire listing including amenities and house rules.
If you have any questions, concerns, or special requests please do not hesitate to ask! We do not issue refunds outside of the normal cancellation & refund policy for issues with the rental agreement, ID & verification photo provisions, or the house rules.
Check-in / Check-out: Standard check-in and check-out times are in place to allow our cleaning team to prepare every unit to our 5-star standard.
Early check-in may be available upon request—just send us a message! A $50 fee may be applied if arrivals or departures interfere with cleaning.
This is Florida, so the occasional pest is common.
We treat regularly, and while we don’t issue refunds for pests, we’re always happy to assist if needed. ⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, or other issues on neighboring properties or units.
As these circumstances are beyond our control, we are unable to provide refunds for any related inconvenience.
Every reservation includes our Damage Waiver Program — you’re covered for up to $500 in accidental damage during your stay.
Just relax and enjoy your trip knowing little mishaps are taken care of. (Note, this is not insurance and does not replace travel or liability insurance; this self-funded protection covering up to $500 in accidental damage to contents only.
Examples included linens, towels, and wine glasses.) Lots of restaurants and bars are within walking distance (ask for recs).
We also have a small, on-site convenience store with basic supplies like snacks, wine & beer, toilet paper, coffee, etc.

Rocky Point is a tourism spot with hotels, condos, and some restaurants and bars. It's safe, fun, and very friendly! The Resort on the water. Ben T Davis beach only a 15 minute walk or 3 minute drive.
